IMT Kharkhoda Land Rates Peak in HSIIDC Auction

The industrial real estate market in Haryana witnessed a historic surge today as HSIIDC’s e-auction for plots in Industrial Model Township (IMT) Kharkhoda shattered previous records. Investors and major manufacturing firms engaged in aggressive bidding, pushing land values to unprecedented heights for the region.

  • The Maruti Catalyst: Analysts attribute the “fierce bidding” to the rapid progress of Maruti Suzuki’s new 800-acre plant. As the automotive giant prepares for operations, a massive demand for ancillary units and component manufacturers has turned Kharkhoda into a high-demand zone.

  • Record-Breaking Rates: While the base reserve price for the current financial year was set at approximately ₹39,200 per square meter, competitive bids for smaller, strategically located plots (ranging from 450 sqm to 1012 sqm) reportedly touched and exceeded the ₹60,000–₹70,000 per sqm mark in some categories.

  • Infrastructure Advantage: Bidders showed a strong preference for plots near the KMP (Kundli-Manesar-Palwal) Expressway interchange. The township’s seamless connectivity to Delhi, Gurugram, and the Delhi-Katara Expressway has made it an attractive alternative to the saturated markets of Manesar and Rai.

  • Economic Boost: HSIIDC officials stated that the successful auction would generate hundreds of crores in revenue for the state, which will be reinvested into developing world-class internal infrastructure, including 24/7 power supply, CETPs (Common Effluent Treatment Plants), and wide arterial roads.
